We present a new phased financing project "Biciuliu namai II". The raised funds will be used for real estate development. The amount to be raised at this stage is EUR 60 000.
About the project:
"Lapino namai" is a block of newly built individual houses in the project "Biciuliu terasos". The project develops A+ energy class houses, characterized by unified architecture, spacious 8-10 acre plots of land for each house. Nearby are forests, Trakai lakes and the castle, which can be reached by bicycle. 80-120 sq. m residential houses will be equipped with partial or full decoration. The houses will be sold, the estimated sales revenue of the entire project is EUR 8 575 000.
The aim of the project:
The owner of the project will allocate the raised amount to continue the construction works of 6 residential houses (5 individual houses and one semi-detached house).
To secure the interests of investors, real estate is pledged with a secondary mortgage:
To protect investors' interests, 6 residential houses (5 individual and one semi-detached house) with a total area of 917 square meters and 20 plots of land with a total area of 1.8229 hectares are pledged at Ateities st., Trakai District. Houses planned to be built on other plots of land will also be mortgaged to investors. According to an independent real estate appraiser, the value of real estate pledged to investors is currently EUR 1 132 700.
The maximum planned amount of project financing: EUR 1 000 000. The project is financed according to the current valuation of the mortgaged property until it reaches the set maximum LTV. Once the maximum LTV is reached, a new valuation of the property will have to be performed and further stages of the Project financing will be announced and collected only if the set maximum LTV of 85% is not exceeded. LTV at this stage - 78%.
Interest by investment amount:
- From EUR 100 to EUR 2 999 – 12%
- From EUR 3 000 to EUR 9 999 – 13%
- From EUR 10 000 – 14%
Important: investments made separately are not aggregated.
We plan to raise the amount within 7 days, with the option of extending it to 21 days if we do not raise funds.
About the Profitus
