We present the second stage of the staged financing project "Bendoriu panoramos". The funds raised will be used for the development of a real estate project. The amount to be raised is EUR 42 800.
The aim of the project:
The project owner plans to build 5 two-apartment houses on 5 plots of land with a total area of 52,36 acres. The area of four two-room apartments in each apartment is planned to be 120 square meters, and the area of the remaining two-room apartment in each apartment is 145 square meters with a garage. The planned completion of construction works is in 2022 IV quarter. The planned revenue from the sale of all two-bedroom apartments is EUR 1 718 750.

To secure the interests of investors, real estate is pledged with a primary mortgage:
To secure the interests of investors 5 plots of land with a total area of 52.36 ares are pledged at Zirgyno st. 7, 9, 11, 13, 13A, Vilnius district. Land plot at Zirgyno str. 13, Vilnius district is a registered building - a farm building that is demolished. According to an independent real estate appraiser, the value of the mortgaged real estate is EUR 205 700.
Maximum planned amount of funding for the project: EUR 990 000. The project is funded based on the current mortgage valuation until it reaches the maximum LTV set. When maximum LTV is reached, a new valuation of the property will be required and further project funding stages will be announced and collected only if the maximum LTV set is not exceeded.
Interest by investment amount:
- From 100 EUR to 2 999 EUR – 8%
- From 3 000 EUR – 8,5%

We plan to raise the amount within 7 days, with the option of extending it to 21 days if we do not raise funds.
