About the Project:
The project owner intends to acquire an 83.77 m² apartment with two parking spaces, located at Viršilų St. 6-203, Vilnius. An advance payment has already been made, and the apartment is nearly completed – the majority of the work has been done, with only the final finishing stages remaining. Once the property acquisition transaction is finalized, the owner plans to complete the finishing works and begin renting the property for short-term lease. The premises will be divided into two separate units and rented out as two apartments.

Rental is scheduled to begin in two months, once the remaining works are completed (ceilings, kitchen furniture, room furniture, and doors). The parking spaces will also be rented out for long-term rent. During the loan period, the property will be rented for 34 months. The project owner plans to rent the units for 70 EUR per day per apartment, with a 75 % occupancy rate per month.
Rental income will amount to 1,540 EUR/month per apartment, 3,080 EUR/month in total, and 82 EUR/month per parking space. The total projected net income from apartment and parking rentals is 110,460 EUR per year (excluding VAT).

The funds raised at this stage will be used for property acquisition.

Loan information:
The loan will be repaid from property sale proceeds or refinanced at another credit institution, while investor interest will be paid from monthly rental income.

The project is financed according to the current collateral valuation until the set maximum loan-to-value (LTV) ratio is reached. Upon reaching the maximum LTV, a new valuation will be required, and further financing rounds will be announced only if the maximum LTV is not exceeded.

We aim to raise the amount in 7 days, with the possibility to extend up to 30 days if needed.
