About the Project Owner:
The project owner's company specializes in renting and operating owned or leased real estate. The project owner's company belongs to a group of companies that engages in both long-term and short-term real estate rental, having rented out over 1,000 square meters. Additionally, the project owner sells household appliances through an online sales platform.The group of companies, together with PROFITUS, has successfully implemented 6 projects, confirming its reliability and ability to efficiently manage projects.

Project purpose:
The financing of this project is allocated for working capital and refinancing other liabilities of the group of companies. As a security for investors, a fully completed apartment located at Rinktines St. 1A-52, Vilnius, is mortgaged with a first-rank mortgage. The mortgaged property belongs to the project owner - UAB "Tarptautinės investicijos". The apartment has been leased long-term for EUR 800/month for the past three years, but from December, it is planned to rent it out on a short-term basis. The expected rental income is approximately 1200 Eur/month. The project owner plans to sell the apartment in the first or second quarter of 2025. The loan will be repaid from the proceeds of the sale of the real estate. The expected sales proceeds are approximately EUR 260,000 excluding VAT.

Maximum Funding Amount: EUR 160,000. The project is financed based on the current valuation of the collateral until it reaches the established maximum loan-to-value (LTV) ratio of 65%. Once the maximum LTV is reached, a new property valuation will be conducted, and further stages of project financing will be announced and collected only if the established maximum LTV is not exceeded.
