About the project:
This modern apartment project was inspired by alchemists - people who believed that what is old can be reborn, what is worthless can become valuable, and what is simple can become extraordinary. The building that used to stand here will be resurrected and will be the first of its kind in Kedainiai.

Project objective:
Part of the loan funds will be used to refinance an existing loan from another credit institution in order to reduce borrowing costs, and the other part will be used for project development. The project owner is developing a multi-apartment residential building (32 property units) in Kėdainiai. Apartment sizes range from 28 m² to 64 m². At this stage, 10 apartments with their own land plots are being mortgaged. The developer will equip the apartments to full finish, arrange the landscaping and sell them. The expected sales revenue is EUR 603 000 including VAT. This loan will be repaid from the sales proceeds, and interest will be paid to investors from the project owner's operating income.

The maximum financed amount: EUR 420 000. The project is financed on the basis of the current valuation of the collateral until it reaches the established maximum loan-to-value ratio of 50% LTV. Once the maximum LTV has been reached, a new valuation of the property will have to be carried out and further rounds of financing for the Project will only be advertised and collected if the set maximum LTV is not exceeded.
