About the project:

Project Goal:
The project owner aims to refinance an existing obligation from another credit institution and continue development work. UAB "Nordic construction group" is currently implementing a project of 5 townhouses in Vilnius. One of the townhouses under construction, located at Lauru st. 40-4, has already been sold for EUR 464,000. And Lauru st. 40-2 is reserved. The remaining buildings are fully completed, RC completion - 100%, actual completion - 84%. The total area of 3 townhouses offered for sale is 488,74 m².

Loan Information:
The planned selling price per 1 m² with full finishing is about EUR 3,600 including VAT. The planned total selling price of 3 townhouses is EUR 1,759,464 including VAT. This loan will be covered by the project's sales revenue, and interest to investors will be paid from the project owner's operating income.

Maximum planned Project financing amount: EUR 1,700,000. The project is financed according to the current valuation of the mortgaged property until it reaches the specified maximum loan-to-value ratio (LTV). Upon reaching the maximum LTV, a new property valuation will have to be performed, and further stages of Project financing will be announced and collected only if the specified maximum LTV is not exceeded.
