The property is located in the rapidly developing Pavilnys district of Vilnius – one of the most dynamically expanding suburban areas of the capital, with new residential projects, improved infrastructure and excellent connections to the city centre. Due to the growing demand in the area, the property has good realisation prospects and high liquidity.
The raised funds will be directed towards the company’s ongoing development projects.
Loan information:
The loan will be repaid from the proceeds of the collateral sale or refinancing through another financial institution. Interest to investors will be paid from the company’s own funds or working capital. The estimated sale proceeds, if required, could reach 347 107 EUR excluding VAT.
The maximum planned project funding amount is 266 000 EUR (226 000 EUR already funded). The project is financed based on the current valuation of the pledged property until the maximum loan-to-value (LTV) ratio is reached. Upon reaching the maximum LTV, a new valuation will be conducted, and further financing stages will only be announced if the set LTV threshold is not exceeded.
The targeted amount is expected to be raised within 7 days, with the possibility of extension up to 30 days if needed.
