We present a new staged financing project “Dvibutis Perkuno g.”. The raised funds will be allocated by the project owner for real estate development. The amount to be raised at this stage is EUR 100 000.

The aim of the project:
The project owner is developing an A + energy efficiency class, two-storey semi-detached house. The total area of the semi-detached house is 312.46 square meters. The area of one-apartment in the semi-detached house with a garage is about 156 square meters. According to the data of the Center of Registers, the registered completion of the house is currently 50%. Apartments in a semi-detahced house will be for sale. The planned sales revenue of one apartment is EUR 245 000, and the estimated sales revenue of the whole project will reach EUR 490 000.

About the project owner:
The project owner has experience in the field of real estate, has implemented residential and semi-detached houses projects in Klaipeda and Klaipeda district.

To secure the interests of investors, real estate is pledged with a primary mortgage:
To protect the interests of investors, a two-storey semi-detached house with an area of 312.46 square meters and a land plot of 8.05 ares are pledged at Perkuno str. 20; 20-1 and 20-2, Klaipeda. According to an independent real estate appraiser, the value of the mortgaged real estate is 328 000.

Maximum planned amount of funding for the project: EUR 300 000. The project is funded based on the current mortgage valuation until it reaches the maximum LTV set. When maximum LTV is reached, a new valuation of the property will be required and further project funding stages will be announced and collected only if the maximum LTV set is not exceeded.

Interest by investment amount:
– From EUR 100 to EUR 499 – 11%
– From EUR 500 to EUR 2 999 – 11,5%
– From EUR 3 000 – 12%

We plan to collect the accumulated amount within 7 days with the possibility to extend it to 21 days without raising funds.
