Butai Kestucio 5Profitus
We present a new stage financing project – “Butai Kestucio 5”. The funds raised will be used for the development of a real estate project. The amount raised at this stage is EUR 220 000.
About the project owner:
The project owner has many years of experience in the field of real estate and has previously successfully implemented the “Vivulskio palepes” project on the Profitus platform and is successfully developing the “S63 loftai”.
The aim of the project:
The project owner intends to purchase an attic and an apartment in Vilnius. The purpose of the attic is currently non-residential, but it is planned to change it to a residential one soon. It is planned to install 2-3 apartments in the attic, and to reconstruct the apartment. The planned total sales revenue is EUR 648 705. This loan will be covered by the proceeds from the sale of the company’s real estate.
To secure the interests of investors, real estate is pledged with a primary mortgage:
To secure the interests of investors an attic and an apartment with a total area of 179.3 square meters are pledged at Kestucio st. 5, Vilnius. According to an independent real estate appraiser, the value of the mortgaged real estate is EUR 271 000.
Maximum planned amount of funding for the project: EUR 380 000. The project is funded based on the current mortgage valuation until it reaches the maximum LTV set. When maximum LTV is reached, a new valuation of the property will be required and further project funding stages will be announced and collected only if the maximum LTV set is not exceeded.
Interest by investment amount:
– From 100 EUR to 3 499 EUR – 8%
– From 3 500 EUR to 7 499 EUR – 9%
– From 7 500 EUR – 10%

We plan to raise the amount within 7 days, with the option of extending it to 21 days if we do not raise funds.
