We present a new staged financing project "Vilniaus Sodu 4toji II", the funds of which will be allocated to the refinancing of existing loan and the purchase of land plots. The amount to be raised at this stage is EUR 108 000.
The aim of the project:
The project owner will allocate the raised funds to the refinancing of the existing loan and the purchase of land plot with a area of 15 acres. Three semi-detached houses with a total area of 1 150 square meters will be developed on the plots of lands. Two semi-detached houses will each have an area of 420 square meters, and the remaining one will have an area of 310 square meters. After the completion of the construction works, the semi-detached houses will be sold. Estimated sales revenue of the entire project - EUR 2 000 000.
To secure the interests of investors, real estate is pledged with a primary mortgage:
To secure the investors' interests, a plot of land and a residential house with an area of 534.02 square meters are pledged at Tolimios Sodu 4-oji str. 2, Vilnius. An additional plot of land is also mortgaged at Uzuovejos st. 18, Vilnius district. According to an independent real estate appraiser, the value of real estate pledged to investors is EUR 602 600.
The maximum planned amount of project financing: EUR 400 000. The project is financed according to the current valuation of the mortgaged property until it reaches the set maximum LTV. Once the maximum LTV is reached, a new valuation of the property will have to be performed and further stages of the Project financing will be announced and collected only if the set maximum LTV of 70% is not exceeded. LTV at this stage - 62%.

- From 100 EUR to 499 EUR – 10%
- From 500 EUR to 1 999 EUR – 10.5%
- From 2 000 EUR to 3 999 EUR – 11%
- From 4 000 EUR to 7 499 EUR – 11.5%
- From 7 500 EUR – 12%
