About the Project:
The project owner aims to acquire and develop an apartment in Vilnius, in the Užupis district, at Polocko St. 6-51. A preliminary purchase agreement has already been signed. The owner has already started renovation works and has invested approximately EUR 129,805 in the renovation, as well as paid an advance for the apartment purchase.

Once the renovation is completed, the property will be sold on the market. The planned sales revenue is about EUR 805,000, or EUR 5,370/m².

The funds being raised at this stage will be allocated to the development of the acquired property.

Loan Information:
The loan will be repaid from the proceeds of apartment sales, while interest to investors will be paid from the company’s working capital.

Maximum financed amount: 600 000 EUR (330 000 EUR already raised). The project is financed based on the current valuation of the pledged asset until the set maximum loan-to-value (LTV) ratio is reached. Once the maximum LTV is reached, a new valuation must be performed, and further project financing stages will only be announced and opened if the set LTV threshold is not exceeded.

The targeted amount is planned to be raised within 7 days, with a possibility to extend up to 30 days if the funds are not fully raised.
