We present a new staged financing project - "Gruodo butai". The funds raised will be used for real estate development. The amount to be raised at this stage is EUR 50 000. This loan will be covered by income from the sale of real estate.

The project owner has experience in real estate development. Has implemented 3 different construction projects with a total area of 1 272 square meters.
The aim of the project:
The project owner plans to acquire two plots of land with building permits with a total area of 19.15 ares at Gruodo st. 2, 3, Kaunas. It is planned to build two two-apartment houses with an area of 190 square meters on the land plots, a total of 8 apartments. Upon completion of construction, the apartments will be sold. The sales revenue of the whole project is planned to be about EUR 1 300 000.
To secure the interests of investors, real estate is pledged with a primary mortgage:
To secure the interests of investors two plots of land with a total area of 19.15 ares are pledged at Gruodo st. 2, 3, Kaunas. According to an independent real estate appraisal, the value of real estate pledged to investors is EUR 93 000.
Maximum planned amount of funding for the project: EUR 450 000. The project is funded based on the current mortgage valuation until it reaches the maximum LTV set. When maximum LTV is reached, a new valuation of the property will be required and further project funding stages will be announced and collected only if the maximum LTV set is not exceeded.
Interest by investment amount:
- From 100 EUR to 499 EUR – 8%
- From 500 EUR to 999 EUR – 8,5%
- From 1 000 EUR – 9%

We plan to raise the amount within 7 days, with the option of extending it to 21 days if we do not raise funds.
