We present the project "12 Renesanso Butas" in Vilnius, the financing of which will be used for working capital. For the mobilized funds, the project owner intends to purchase the mortgaged real estate, which will later lease for rent. The project funds will be returned from the rental income and profits, the rest of the project owner intends to refinance. The amount collected is EUR 74 900.
The project owner buys an apartment in Sod? str. 6-12, in Vilnius, and after buying an apartment rent it. It is planned to rent an apartment for short-term rent - 50 euros per day, for long-term rent, the rental price is 550 - 600 euros per month. The apartment is located in the real estate project "Renesanso", which is located in a historically important place in Vilnius - Vilnius Old Town. The project includes 3-4 storey residential houses with balconies or terraces, underfloor heating, large windows and skylights and high ceilings. The house has a courtyard and an underground parking lot, the territory is fenced and equipped with surveillance cameras.
To protect the interests of investors, an apartment is pledged in Vilnius, Sodu str. 6-12, Old Town. According to an independent real estate appraiser (valuation was carried out in July 2021), Ober-Haus, the value of the mortgaged real estate is 107,000 euros. The actual completion of the mortgaged property is currently 100%. The project is located near the main points of the city - the Town Hall Square, the Hall Market, the Vilnius Railway Station - in a reviving district, where more and more new houses are being built.
