- Growing property value: Since the previous stage, due to construction works carried out in the apartments, the value of the pledged property has increased from 868,595.04 EUR to 1,118,181.82 EUR.

"Vyčio slėnis" is a residential housing project featuring single-storey, 236 m² semi-detached homes built to A+ energy efficiency standards. Future residents will enjoy well-planned homes with full interior finishing, spacious terraces and yards, as well as a safely fenced and landscaped environment. The homes are available either partially finished or fully furnished, depending on the client’s needs. Sales began at the end of February – currently, three apartments have been reserved and preliminary purchase agreements have been signed. The total sale price of two apartments amounts to three apartments has been set at 677,367 EUR.
Construction progress is moving forward rapidly, with an actual completion rate of over 80%. Work has already started on the plot where the building permit was obtained at an earlier stage: the owner of the project has formed and registered the semi-detached building in the Registry Centre. In one of the duplexes, the façade is being completed and four of the eight flats have already been fully fitted with internal partitions; in the remaining four flats, partitioning has already started.
Loan Information:
This loan will be repaid from the project's sales revenue, while interest payments to investors will come from the project owner's operational income.
The maximum planned project financing amount is 1,500,000 EUR, with an already raised active loan amount of 643 674,02 EUR. The project is financed based on the current valuation of the mortgaged property until the predetermined maximum loan-to-value (LTV) ratio is reached. Once the maximum LTV is reached, a new property valuation must be conducted, and further project financing stages will only be launched if the set maximum LTV is not exceeded.
The targeted amount is expected to be raised within 7 days, with the possibility of an extension up to 30 days if the funds are not fully collected.
