About the Project:
The developer is implementing a project for the reconstruction of an administrative building in Riga, Etnas st. 5, just a few kilometres from the city centre. The project will provide approximately 544 m² of residential space (8 apartments), approximately 186 m² of lofts and approximately 184 m² of office space. The project is currently 85-90% complete. It is in the final stages of development and is expected to start leasing in the near future, with the first units being offered on the market in June 2025. All premises will be let on a fully finished basis for EUR 2 230 per m² excluding VAT in a newly renovated building.

The project is being developed in the central part of Riga, close to one of the city's main arteries - Brivibas iela. It is a strategically strong location, where the real estate is attractive and liquid. Due to the specifics of the location, the realisation of the premises, both through lease and sale, is expected to take place within a period of 3-6 months. The developer has already invested around EUR 450 000 of its own funds in the project and is therefore strongly motivated to successfully complete the project.

At this stage, the owner of the project is seeking to refinance its existing commitment with another credit institution.

Loan information:
The loan will be repaid through refinancing at another credit institution or from the proceeds of asset sales, and interest will be paid to investors from rental income.

Maximum amount financed: 1 100 000 EUR (415 000 EUR already raised). The amount required for refinancing is 815,000 EUR. The amount can be raised in stages, and interest will be calculated for investors from the period when the full required amount is raised. The project is financed on the basis of the current valuation of the mortgaged property until it reaches the established maximum loan-to-value ratio LTV. Once the maximum LTV has been reached, a new valuation of the property will have to be carried out and further rounds of financing for the Project will only be advertised and collected if the set maximum LTV is not exceeded.


We plan to raise the amount to be raised within 7 days with the possibility to extend to 30 days in case of failure to raise the funds.
