About the project:
The developer is constructing two semi-detached residential buildings at 28 and 30 Strazdu st. Vilnius. The apartments are planned to have an area of 100 m2 each. The developer will sell the apartments with partial finishing. Construction is expected to be completed in September/October 2024 and sales can commence once planning permission is granted. Estimated proceeds from the sale of the two semi-detached houses EUR 560 000. This loan will be covered from sales proceeds, and interest to investors will be paid from the project owner's operating income.
The maximum amount to be financed: EUR 440 000 (EUR 50 000 already raised). The project is financed on the basis of the current valuation of the collateral until it reaches the established maximum loan-to-value ratio of 70% LTV. Once the maximum LTV has been reached, a new valuation of the property will have to be carried out and further rounds of financing for the Project will only be advertised and collected if the set maximum LTV is not exceeded
