Project objective:
The project owner seeks to refinance an existing loan in another credit institution and to borrow additional funds for working capital. The additional borrowed funds will be allocated to the completion of an apartment building currently under construction at Aušros St. 2A, Kaunas. As collateral, the “Vasaknų dvaras” estate located in the Zarasai region is being pledged.
About the project for which the funds will be used (see “Project visualization”):
A three-storey apartment building with underground and above-ground parking spaces is currently being developed in Kaunas, with a total area of about 1 230 m². The construction is planned to be completed within one year. The project is being developed in partnership with a business partner, while the borrowed funds will be used for the project owner’s share — 270 m² of sellable area, which will include two premium-class apartments and four underground parking spaces.
Projected sales price: 5 000–6 000 EUR/m² for the apartments and about 30 000 EUR per parking space. Total projected revenue for the owner’s share is about 1 500 000 EUR.
About the pledged asset:
To secure the loan, the fully developed and actively operating “Vasaknų dvaras” estate is being pledged. It generates 60–80 thousand EUR of net annual income from accommodation, events, celebrations, and other services.
“Vasaknų dvaras”, built in 1780, is a historic property located in the Gražutė Regional Park — one of the most scenic and environmentally protected areas in Lithuania. The estate stands out for its authentically restored architecture, well-maintained park, wide lakefront, and harmonious manor complex layout adapted to the landscape. The on-site brewery and commercial spaces form a unique complex that combines history, tradition, and modern functionality. This is a rare and distinctive asset on the market, notable for its strong emotional, cultural, and recreational value, as well as for its stable income stream.
Loan information:
Loan repayment is planned from the sales revenue of the developed apartment building or through refinancing in another credit institution. Interest will be paid from the income generated by the Vasaknų estate or from advance payments.
Maximum planned project financing amount: 750 000 EUR (Already raised 140,000 EUR). The amount may be raised in stages. The project is financed based on the current valuation of the pledged asset until it reaches the maximum loan-to-value (LTV) ratio. Once the maximum LTV is reached, a new valuation must be performed, and further financing stages will be announced only if the maximum LTV is not exceeded.
We plan to raise the required amount within 7 days, with the possibility to extend up to 30 days if full funding is not collected.
