We present a new staged financing project "Moluvenu namai". Funds from this funding phase will be used for the acquisition of two plots of land on which the project will be developed. The project owner has already paid the advance, received the building permits and started construction work on the project. The amount raised is EUR 27 000.

About the project:
In the newly settlement, surrounded by wooded areas are being developed modern and contemporary individual houses of two types and different layouts, covering an area of 154 or 175 square meters. Houses A ++ energy efficiency class, each house has a tidy and fenced plot of 6.10 - 8.96 acres.

Project owner:
The project owner's company has been engaged in real estate development for 9 years. The owner has the status of a reliable developer and has experience in the construction of houses and two-apartment houses. Previously, the project owner successfully implemented 8 real estate projects on the Profitus platform and always paid interest on time and repaid loans to investors.

The aim of the project:
The owner of the project is developing the construction of residential houses on the acquired land plots, at the address Moluvenu st. 2, 32 Vilnius. The project envisages the construction of two residential houses with a total area of 308 square meters. Currently, construction permits have been obtained and construction works have started. Each house will have an underfloor heating system, a wooden outdoor terrace and a garage for two cars. Newly paved streets with lighting lead to each house. This loan will be covered by the proceeds from the sale of the project.

To secure the interests of investors, real estate is pledged with a primary mortgage:
To secure the interests of investors, two plots of land with the area of 6.1 and 6.32 ares and with the construction of houses are pledged in Vilnius, at Moluvenu st. 2, 32. According to the independent real estate appraiser, the value of the mortgaged real estate is EUR 49 300.

Maximum planned amount of funding for the project: EUR 200 000. The project is funded based on the current mortgage valuation until it reaches the maximum LTV set. When maximum LTV is reached, a new valuation of the property will be required and further project funding stages will be announced and collected only if the maximum LTV set is not exceeded.

Interest by investment amount:
- From 100 EUR to 499 EUR – 7,5%
- From 500 EUR to 4 999 EUR – 8%
- From 5 000 EUR – 8,5%

We plan to raise the amount within 7 days, with the option of extending it to 21 days if we do not raise funds.
