We present the second stage of the stage project "Lapino namai Biciuliu terasose". The funds raised will be used for the development of a quarter of individual houses. The amount collected is EUR 105 000.
In the first stage, communications were installed and infrastructure was managed, foundations and walls were formed and the construction of 3 houses and 2 semi-detached houses was started in Ateities str. 46,48,50,62,64. Ateities st. 46, 48 and 50 were also fitted with roof structures. 3 individual houses are currently 34%complete, 2 semi-detached houses are 30% complete. At present, the project has already built a rubble road, installed lighting and all the necessary communications, and installed water supply is connected to the city networks. In the next stage, it is planned to pave the streets and manage the infrastructure. One house in this project has already been sold, its value is EUR 182 000.
"Lapino namai Biciuliu terasose" is a quarter of newly built individual houses. A + energy class dwellings with unified architecture, spacious 8-10 acre plots for each house are being developed. Nearby - forests, Trakai lakes and a castle that can be reached by bicycle. 80-120 sqm m residential houses will be equipped with partial or full finishing. Houses with land plots and partial finishing will be sold for 135 - 182 thousand. euro price. The purchase of a home will be provided with the opportunity to take advantage of the housing loan subsidy provided by the state.
To protect the interests of investors, 18 plots are pledged in Ateities str., Trakai district, with a total area of 1,4789 acres. The houses planned to be built on the plots will also be mortgaged to investors. At present, a rubble road has already been built, water supply and sewage communications have been laid and connected to the city networks. Also, one house has already been sold, its value is EUR 182 000.
The maximum funding amount is EUR 500 000. The borrower will have the right to borrow additionally in other stages, provided that it does not exceed the maximum LTV of 65%. The project is financed according to the current valuation of the mortgaged property until it reaches the set maximum LTV. The loan-to-value ratio (LTV) at this stage is 49%.
