We present a new phased financing project "S41 Co-living", the funds of which will be allocated to the refinancing of existing loans and the development of real estate. The amount to be raised at this stage is EUR 660 000.

About the project owner:
The group of companies of the project owner (MB "Investolita", UAB "Renegus", MB "Zveryno projektai") has the status of a reliable developer and together with PROFITUS financed four real estate projects (Butas S41-6, Butas S41-7, Biurai Saltoniskiu verslo centre, Biurai Saltoniskese). In total, they have implemented different real estate development projects with a total area of 1 500 square meters.

The aim of the project:
The owner of the project has formed 22 premises, which he will equip until partial finishing and sell as one investment project, or rent as separate premises.

Progress of the project:
The project developer has already created 22 rooms in the project. Currently, electrical and plumbing inputs are brought to each room. In the near future, doors will be installed and communication will be conducted inside the rooms.

To secure the interests of investors, real estate is pledged with a primary mortgage:
To ensure the interests of the investors, a premises of 513.59 square meters, in which 22 separate premises have been formed is pledged at Studentu st. 41-5, Vilnius. According to an independent real estate appraiser, the value of the property pledged to investors is EUR 1 225 000.

Maximum planned amount of funding for the project: EUR 808 000. The project is funded based on the current mortgage valuation until it reaches the maximum LTV set. When maximum LTV is reached, a new valuation of the property will be required and further project funding stages will be announced and collected only if the maximum LTV set is not exceeded.

Interest by investment amount:
- From 100 EUR to 999 EUR – 9%
- From 1 000 EUR to 9 999 EUR – 9,5%
- From 10 000 EUR to 24 999 EUR – 10%
- From 25 000 EUR to 49 999 EUR – 10,5%
- From 50 000 EUR to 99 999 EUR – 11%
- From 100 000 EUR – 12%
Important: investments made separately are not aggregated.

We plan to collect the accumulated amount within 7 days with the possibility to extend it to 21 days without raising funds.
