We present a new phased financing project - "Girios butai II". The raised funds will be used for the development of the real estate project. The amount to be raised at this stage is EUR 54 000.

About the project owner:
The project owner has experience in real estate development. Implemented residential real estate development projects with a total area of 2 000 square meters.

The aim of the project:
The owner of the project will allocate the raised amount for the final settlement of the building with an area of 329 square meters, in which a total of 6 apartments are formed, and the other part (EUR 50 000) - for the installation of 3 apartments. All apartments will be modernly furnished with all appliances and furniture. Currently, notarized sales contracts have been signed for 2 apartments, a preliminary contract for 1 apartment.

Progress of the project:
The owner of the project refinanced the existing loan with the funds raised for the first stage, insulated the roof with cotton wool from the inside, concreted the outdoor stairs, completed the insulation of the outdoor facade and carried out decoration work, completed the roof structure, brought electrical connections to each apartment, and started maintaining the well-being.

To secure the interests of investors, real estate is pledged with a primary mortgage:
To ensure the interests of the investors, three apartments with a total area of 169.2 square meters, together with the parts of the land plot belonging to them, are pledged at Girios st. 27, Kaunas. According to an independent real estate appraiser, the value of the property pledged to investors is EUR 224 700.

Maximum planned amount of funding for the project: EUR 154 000. LTV at this stage - 69%.

Interest by investment amount:
- From 100 EUR to 499 EUR – 10%
- From 500 EUR to 999 EUR – 10,5%
- From 1 000 EUR to 2 999 EUR – 11%
- From 3 000 EUR – 11,5%
Important: investments made separately are not aggregated.

We plan to collect the accumulated amount within 7 days with the possibility to extend it to 21 days without raising funds.
