  • Clearly defined reconstruction plan and construction readiness: A detailed plan has already been approved for the project, the municipality has approved the architectural proposal, and there are no legal disputes or objections from neighbors – this ensures a smooth permit issuance process and secured project execution.
  • Experience with PROFITUS: The project owner previously financed and successfully implemented a residential project “URBO namai” in Nida through the PROFITUS platform in 2021, with a total area of 2500 m². All commitments to investors were fulfilled smoothly – interest was paid on time, and the loan was repaid ahead of schedule.

About the Project:
An exclusive reconstruction project is planned in one of the most prestigious areas of Vilnius – the Žvėrynas district. The project owner intends to acquire a commercial building located at Kęstučio St. 41A, which will be reconstructed and converted into a modern residential building featuring 19 apartments, 12 commercial premises, 33 parking spaces, and 30 storage units. The existing building will be converted while preserving the underground parking infrastructure. Construction is expected to be completed in Q2–Q3 of 2026.  

While the design and construction permit processes are underway, the building is already generating rental income – this ensures a stable cash flow and allows efficient use of time before the active construction phase. If needed, this source of income can be maintained longer by investing in updates to the building based on its current usage. The projected net rental income over 12 months is EUR 190,787.  

The total project value after reconstruction is estimated at around 11.5 million EUR. Considering the location and the very limited supply of new-build housing in Žvėrynas, it is likely that the entire project will be sold before construction is completed.

At this stage, the funds raised will be used for real estate acquisition. In later stages, funds will be directed toward the reconstruction and development of the project.

Loan Information:
The loan will be repaid from the sale of the property upon completion of the residential development. Until the sale, interest payments will be made from the monthly rental income. If a construction permit for the reconstruction is not issued, the project owner will continue to cover the interest from rental income, and the loan will be refinanced through another financial institution or the PROFITUS platform.

Maximum project financing amount: 5,000,000 EUR. The project will be financed based on the current valuation of the mortgaged property until the maximum loan-to-value (LTV) ratio is reached. Once the maximum LTV is reached, a new property valuation must be conducted, and further project funding phases will only be announced and raised if the maximum LTV is not exceeded.  

We plan to raise the required amount within 7 days, with the possibility to extend the funding period up to 30 days if needed.
