Introducing the new stage financing project "Pragiedruliu 6-tosios namas". The project owner will use the funds raised for real estate development and for refinancing. The amount to be raised in this stage is EUR 80 400.
Objective of the project:
The project funds will be used for the development of a single-family house of 176.62 square metres at Pragiedruliu Sodu 6-oji st. 21, Vilnius. The building is currently 39% complete. Once the house is fully completed, it is planned to sell it and repay this loan.
To secure the interests of investors, real estate is pledged with a primary mortgage:
To ensure the interests of investors, 176.62 square metres house and 0.0622 hecters land plot are pleged, at Pragiedruliu Sodu 6-oji st. 21, Vilnius. According to an independent real estate appraiser, the value of the mortgaged real estate is EUR 162 300.
Maximum planned amount of funding for the project: EUR 250 000. The project is funded based on the current mortgage valuation until it reaches the maximum LTV set. When maximum LTV is reached, a new valuation of the property will be required and further project funding stages will be announced and collected only if the maximum LTV set is not exceeded.

- From EUR 100 to EUR 499 - 8.5%
- From EUR 500 to EUR 1 499 - 9%
- From EUR 1 500 to EUR 2 999 - 9.5%
- From EUR 3 000 to EUR 6 999 - 10%
- From 7 000 - 10.5%
