We present a new project "Paslaugu centras Silainiuose". Part of the funds raised by the project will be allocated to the refinancing of the existing loan and the rest part will be used for the installation of mortgaged premises. The amount to be raised is EUR 174 000.

About the project:
The owner of the project purchased a building of 409.83 square meters and equipped it to a salable condition. The building has two floors. Commercial premises on the first floor, apartments on the second floor. Apartments are already sold. The notarized purchase and sale agreement for one apartment has been signed and the funds returned to the investors, the notarized purchase agreement for the other apartment will be signed soon. The income from the sale of the remaining commercial premises will amount to EUR 350 000.

The aim of the project:
The project owner will allocate the raised amount for the refinancing of the existing loan and the project development works. At the moment, the actual completion of commercial premises is 80%, and it is desired to equip them up to 100%. This loan will be repay from the income from the sale of real estate.

To secure the interests of investors, real estate is pledged with a primary mortgage:
To secure the interests of investors, 709/1003 part of a land plot with a total area of 10.03 ares and premises with an area of 198.83 square meters are pledged at the address V. Siugzdinio st., Kaunas. According to an independent real estate appraiser, the value of the property pledged to investors is EUR 275 000.

Interest by investment amount:
- From 100 EUR to 499 EUR – 9%
- From 500 EUR to 999 EUR – 9.5%
- From 1 000 EUR to 4 999 EUR – 10%
- From 5 000 EUR to 9 999 EUR – 10.5%
- From 10 000 EUR – 11%
Important: investments made separately are not aggregated.

We plan to collect the accumulated amount within 7 days with the possibility to extend it to 21 days without raising funds.
