New phased financing project - “Namu kvartalas “Gintaro slenis”. The amount to be raised in the first funding phase is EUR 270 000. The financing of the project is intended for the development of real estate, part of the amount financed in the first stage (EUR 124 thousand) will be used to refinance the previous loan.

The aim of the project:
The company is developing a residential quarter in Klaipeda district. So far, 4 houses have been built in the project, 3 of which are sold, and new settlers already live in them. The project owner intends to complete the construction of the remaining unsold house and start construction of another 8 residential houses. Unfinished house will be 92 square meters, and newly built houses will be 79 square meters. Currently, the project owner has already divided the land plots, changed their purpose and received building permits for the construction of all houses. The planned sale price of the big house is EUR 105 thousand, and the remaining 8 houses will be sold for EUR 80-90 thousand. The planned sales revenue of all 9 houses is EUR 1.1 million.

About the project:
“Gintaro slenis” is a new construction project located just a few kilometers from Klaipeda city center. It is an A + energy efficiency class, modern design project focused on ecological solutions and an open settlement. The project is being developed with full infrastructure: convenient transportation, tidy well-being, parking lots. Residential houses under development, with partial finishing 85% or fully equipped. To protect the interests of investors, real estate is pledged with a primary mortgage:
Investors are pledged plots of land with a building - an unfinished residential house. The total area of land plots is 5.6683 hectares, the area of an unfinished house is 92 sq. m. According to the independent real estate appraiser, the value of the property pledged to investors is EUR 477,800. In addition, to ensure the interests of investors, a personal guarantee is provided by the head of the company.

Maximum planned amount of funding for the project: EUR 1,000,000. The project is funded based on the current mortgage valuation until it reaches the maximum LTV set. When maximum LTV is reached, a new valuation of the property will be required and further project funding stages will be announced and collected only if the maximum LTV set is not exceeded.

Interest by investment amount:
- From EUR 100 to EUR 4 999 - 12%
- From EUR 5 000 - 13%
Important: separately made investments are not aggregated.

We plan to raise the amount within 7 days, with the option of extending it to 21 days if we do not raise funds.
