About the Project:
A development of a 5-house residential quarter, "House of Swans," is underway at Vaiselgos st., Vilnius. The project owner intends to equip the houses with modern amenities, including appliances and furniture. The planned total area of the 5 residential houses is 401.65 m². According to the current data from the Register Centre, the registered completion is 30%, and the registered area is 240.28 m². The developer plans to sell the fully furnished houses.

Project Progress:
The value of the mortgaged real estate from the last stage increased from EUR 457,600 including VAT to EUR 650,000 including VAT. Construction works are progressing according to the planned schedule. Actual completion of the development is over 80%. The funds raised in this stage will be used to continue further construction works.

Loan Information:
The loan will be covered by the proceeds from the sale, which are estimated to reach 1,004,125 EUR without VAT. Interest payments to investors are made from the received advances for the houses.

The maximum planned project financing amount is 500,000 EUR (244,950 EUR already raised). The project is financed based on the current valuation of the mortgaged property until it reaches the established maximum loan-to-value (LTV) ratio. Upon reaching the maximum LTV, a new property valuation will have to be performed, and further project financing stages will be announced and collected only if the established maximum LTV is not exceeded.

 

We plan to raise the required amount within 7 days with the possibility of extending the period to 30 days if the funds are not raised.
