We present a new phased financing project - "Gyvenamasis namas F. Bortkevicienes g. II". The raised funds will be used for the development of the real estae. The amount to be raised at this stage is EUR 50 000.

About the project owner:
The project owner has experience in real estate development. Implemented 20 different single-family construction projects with a total area of 2 400 square meters.

The aim of the project:
The owner of the project will use the raised funds for the development of a 146 square meter residential building in Vilnius. Currently, the plot of land is already ready for construction. After the completion of the construction works, the house will be sold. Preliminary end of construction in 2023 II quarter. The planned sales revenue is EUR 210 000.

Progress of the project:
The owner of the project using the funds raised in the first stage concreted the foundations, started the construction of the first floor and bought all the necessary materials for further construction works.

To secure the interests of investors, real estate is pledged with a primary mortgage:
To secure the interests of investors, a residential house with an area of 118.44 square meters and a plot of land of 6.4 acres are pledged at the address Felicijos Bortkevicienes st. 24, Vilnius. Additionally, Adelija Cesiuliene and Vygandas Cesiulis provide guarantees for this loan. According to an independent real estate appraiser, the value of the property pledged to investors is EUR 259 000. 

Maximum planned amount of funding for the project: EUR 150 000. The project is funded based on the current mortgage valuation until it reaches the maximum LTV set. When maximum LTV is reached, a new valuation of the property will be required and further project funding stages will be announced and collected only if the maximum LTV set is not exceeded.

Interest by investment amount:
- From 100 EUR to 999 EUR – 9%
- From 1 000 EUR to 2 999 EUR – 9.5%
- From 3 000 EUR to 4 999 EUR – 10%
- From 5 000 EUR – 10.5%
Important: investments made separately are not aggregated.

We plan to collect the accumulated amount within 7 days with the possibility to extend it to 21 days without raising funds.
