  • Experience with PROFITUS: The project owner’s related corporate group has financed 7 projects through the PROFITUS platform, all of which have been successfully completed or are currently being developed as planned. One of the largest projects of the group, currently under development and financed through the PROFITUS platform, is the "Elfa Loftai" project.

About the Project:
MB "Insta Namai" intends to acquire 5 land plots (0.0425 – 0.0586 ha in size) at Papiškių st. 19, Vilnius, where they will build 5 duplex homes (one duplex on each plot). Once 85% of the duplexes are completed and partial finishing is done, the apartments will be sold.
Currently, 4 out of the 5 plots have construction permits, and the remaining plot will have the construction permit issued by the end of April 2025. The projected total sales revenue of the entire project is 1,554,300 EUR (excluding VAT).

Loan Information:
This loan will be repaid from the project’s sales revenue, and interest for investors will be paid from the project owner’s operational income, advance payments, or income from other assets sold by the company.

The maximum planned Project financing amount is 900,000 EUR. The project is financed based on the current valuation of the pledged property until the established maximum loan-to-value (LTV) ratio is reached. Once the maximum LTV is reached, a new property valuation will be required, and subsequent financing stages for the project will be announced and collected only if the maximum LTV ratio is not exceeded.


The planned amount to be raised will be collected within 7 days, with the possibility of extending up to 30 days if funds are not raised.
