We present the new stage of the phased financing project – Vandentiekio butai III". The raised funds will be used to refinance the existing loan. The amount to be raised is EUR 133 840.

About the project owner: 
UAB 'Victory Residential' belongs 'Victory Funds' and 'Citus Group' group which has developed various real estate projects more than 130 000 square meters in Vilnius and Kaunas.

The aim of the project:
The owner of the project has purchased 7 apartments in the 2021 V30 apartment building in Vilnius, with a total area of 307.83 square metres. It also has 5 underground parking spaces. The project owner, with the help of designers, has designed functional spaces and rooms, custom made furniture suitable for the apartments, selected and installed the necessary apartment appliances and equipment for comfortable living. As of December 2022, all apartments have been rented out, generating a rental income stream of EUR 8 090 per month.

Project objective:
The project owner will use the funds raised to refinance an existing loan.

The maximum financed amount is EUR 809 550 (EUR 675 710 already raised). The project is financed according to the current valuation of the mortgaged property until it reaches the set maximum LTV of 70%. Once the maximum LTV is reached, a new valuation of the property will have to be carried out, and the further stages of financing the project will be announced and collected only if the set maximum LTV is not exceeded. The loan-to-value ratio (LTV) at this stage is 70%.

- From 100 EUR to 7 499 EUR – 9%
- From 7 500 EUR to 49 999 EUR – 9,5%
- From 50 000 EUR – 10%
