We present a new project - "Biurai Saltoniskese". The funds raised will be used for the development of residential real estate. The amount to be raised is EUR 64 300.
The aim of the project:
The project owner will allocate the concentrated amount for the construction of a two-apartment house. This loan will be covered from ten, 14.78-64.34 square meters of office sales revenue with a total area of 349.23 square meters. The offices are located in a prestigious place in Vilnius - Zverynas, on the third floor of a building renovated in 2018. Offices are currently leased, long-term leases have been signed, which generate a monthly income of over € 4,000. Interest will be paid to investors on this and other income of the company.
As collateral, investors are pledged real estate with a secondary mortgage:
To ensure the interests of investors, ten office premises with an area of 14.78-64.34 square meters, with a total area of 349.23 square meters, are pledged at Saltoniskiu str. 31, Vilnius. According to an independent real estate appraiser, the value of the mortgaged real estate is 842,000 euros.
The existing primary mortgage is administered by Profitus, so all investments are protected. LTV of the whole project (primary and secondary mortgage) - 74%.

- From EUR 100 to EUR 999 - 12%
- From EUR 1 000 to EUR 9 999 - 13%
- From EUR 10 000 - 14%
Important: Investments made separately are not aggregated.
We plan to raise the amount within 7 days, with the option of extending it to 21 days if we do not raise funds.
