We present a new project of staged financing - "Alejos langas". The raised funds will be used for the reconstruction of the building. The amount to be raised at this stage is EUR 100 000. This loan will be covered by the proceeds from the sale of the property.
The aim of the project:
The project owner is reconstructing a 1 000 square-meter building in the city center at E. Ozeskienes st. 3, Kaunas. It is planned to form 16 apartments and 3 commercial premises in the building. Currently, part of the apartments with a sales revenue of EUR 1 300 000 are reserved in the project. The planned sales revenue for the whole project is about EUR 2 000 000.
To secure the interests of investors, real estate is pledged with a primary mortgage:
To secure the interests of investors a 4.48-acre plot of land with a 1 002.97 square-meter building and other courtyard buildings is pledged at E. Ozeskienes st. 3, Kaunas. According to an independent real estate appraisal, the value of real estate pledged to investors is EUR 147 000.
Maximum planned amount of funding for the project: EUR 750 000. The project is funded based on the current mortgage valuation until it reaches the maximum LTV set. When maximum LTV is reached, a new valuation of the property will be required and further project funding stages will be announced and collected only if the maximum LTV set is not exceeded.
Interest by investment amount:
- From 100 EUR to 999 EUR – 7%
- From 1 000 EUR to 4 999 EUR – 7,5%
- From 5 000 EUR – 8%
Important: investments made separately are not aggregated.
We plan to raise the amount within 7 days, with the option of extending it to 21 days if we do not raise funds.
