About the Project:
The project owner will allocate part of the raised loan amount, i.e., EUR 157,700, to refinance the existing PROFITUS loan, and the remaining EUR 337,300 will be used for working capital, which will be dedicated to the ongoing project for the construction of an apartment building at Uosio St. 13, Kaunas.
Loan Information:
This loan will be repaid from the sale proceeds of the pledged property, which is estimated to be EUR 660,000 for both properties, while interest payments to investors will be made from the currently generated rental income, which amounts to approximately EUR 6,142/month excluding VAT under the current agreements.
Maximum Project Funding Amount: EUR 500,000. The project will be financed according to the current pledged property valuation until the established loan-to-value (LTV) ratio is reached. Once the maximum LTV is reached, a new property valuation will be required, and further financing stages of the project will be announced and collected only if the maximum LTV is not exceeded.
The amount we plan to raise is expected to be collected within 7 days, with the option to extend to 30 days if the funds are not raised.
