About the Project:
The project owner has acquired recreational premises located in a prestigious location – Nidos-Smiltynės pl. 27-4, Neringa. The premises are currently about 85% complete (according to the State Register data), but the entire building in which they are located, after reconstruction in 2022, is registered as a 100% complete property.
At this stage, the funds will be used for refinancing an existing loan at another credit institution and for further development and finishing of the property. Once completed, the premises will be prepared for sale.
The project is being developed in one of the most sought-after Lithuanian resort areas – Neringa, where real estate supply is limited and demand remains consistently high. Due to limited supply and stable buyer interest, asset liquidity remains high. Although prices in Neringa are among the highest in Lithuania, this market is attractive both for permanent living and for recreation. Considering the demand, it is expected that the project could be successfully and quickly realized in the market.
Loan Information:
The loan will be repaid from the sale of the pledged property. Interest to investors will be paid from the advance received or from the company’s operating income.
The maximum planned financing amount for the Project: 200,000 EUR. The project is financed based on the current valuation of the pledged property until the maximum loan-to-value (LTV) ratio is reached. Once the maximum LTV is reached, a new property valuation must be carried out, and further financing stages will only be announced and raised if the maximum LTV is not exceeded.
We plan to raise the targeted amount within 7 days, with the possibility to extend up to 30 days if the funds are not collected.
