About the Project being refinanced:
The project owner acquired an industrial building, which was carefully reconstructed into 56 modern lofts ranging in size from 30 to 38 m². Currently, 30 lofts have already been successfully sold, while the remaining 26 lofts generate stable and consistent income from long-term leasing. During the reconstruction, the highest quality and design standards were considered, making these lofts attractive to both residents and investors, ensuring a solid and profitable investment.
The project owner will allocate part of the raised funds - EUR 252,700 - for refinancing an existing Profitus loan, while the remaining loan amount - EUR 75,080 - will be used as working capital to support the development of other ongoing projects.
Loan Information:
This loan will be repaid from the proceeds of existing asset sales, while interest payments to investors will be covered by stable rental income generated from both loft rentals and other leased properties, as well as from the company’s operational revenue.
The maximum project financing amount is EUR 327,780. The project is funded based on the current valuation of the pledged assets until the predefined maximum loan-to-value (LTV) ratio is reached. Once the maximum LTV is achieved, a new asset valuation must be conducted, and further financing stages will only proceed if the set maximum LTV is not exceeded.
The planned fundraising period is 7 days, with the possibility of an extension up to 30 days if the required amount is not fully raised.
