The head of UAB "Vycio slenis", the company developing the project, has accumulated experience in the construction of residential and non-residential buildings. They have implemented 8 real estate development projects, developing a total of more than 60 residential houses. The total area of the completed projects is 14 840 m². The guarantor company UAB "Jore invest" has 15 completed projects where more than 90 families live: Biciuliu kvartalas, Jazminu namai, Uzutrakio namai, and other successfully completed and ongoing projects in Vilnius and Palanga.
About the Project:
"Vycio slenis" a project of 10 residential houses. PROFITUS is pledging 5 plots of land for the development of five single-storey, A+ energy class, 236 m² duplexes, with a total planned area of 1 181 m² for the 10 residential buildings. Currently, the land plots are being prepared for construction, and the foundation has already been laid on one plot, with the building walls being constructed. The residential houses are planned to be fully finished and sold. The expected sales revenue is EUR 2 834 400 including VAT. This loan will be covered by the project's sales revenue, and interest to investors will be paid from the project owner's operating income.
The maximum financed amount: EUR 1 500 000. The project is financed on the basis of the current valuation of the collateral until it reaches the established maximum loan-to-value ratio of 70% LTV. Once the maximum LTV has been reached, a new valuation of the property will have to be carried out and further rounds of financing for the Project will only be advertised and collected if the set maximum LTV is not exceeded.
