We present a new staged financing project "Namai M16 ir M18 III", the funds of which will be allocated to the development of real estate. The amount to be raised at this stage is EUR 65 600.
About the project:
The owner of the project is developing two residential houses on two plots of land with a total area of 16.05 acres. Each house will be A+ class, one-storey, 163 square meters. The house will be sold fully furnished. The planned sales revenue of the entire project is about EUR 700 000.
Progress of the project:
In the project, the walls of both houses have already been erected, the roof covering and windows have been installed, the facade has been insulated, water pipes and sewage have been laid out, gutters have been installed.
To secure the interests of investors, real estate is pledged with a primary mortgage:
To secure the interests of the investors, two plots of land with the total area of 16.05 ares and two residential houses under construction are pledged, at Moluvenu st. 16, 18 Vilnius. According to an independent real estate appraiser, the value of the property pledged to investors is currently EUR 433 000.
Maximum planned amount of funding for the project: EUR 500 000. The project is funded based on the current mortgage valuation until it reaches the maximum LTV set. When maximum LTV is reached, a new valuation of the property will be required and further project funding stages will be announced and collected only if the maximum LTV set is not exceeded.
Interest by investment amount:
- From 100 EUR to 499 EUR – 9.5%
- From 500 EUR to 1 999 EUR – 10%
- From 2 000 EUR to 4 999 EUR – 10.5%
- From 5 000 EUR – 11%
Important: investments made separately are not aggregated.
We plan to raise the amount within 7 days, with the option of extending it to 21 days if we do not raise funds.
