About the Project:
The project owner holds full ownership of two creative studio-lofts, located at Kauno g. 30, Vilnius, on the fourth floor of a four-story building. According to the Center of Registers, the property’s completion rate is 100%. The premises are fully renovated and furnished, currently leased out, and generate stable rental income of 850 EUR/month. The project is located in the Naujamiestis district of Vilnius, a strategically attractive urban area with fully developed infrastructure. Nearby are schools, kindergartens, universities, retail stores, and convenient access to both public and private transportation. The location ensures high rental demand and continuous tenant occupancy.
At this stage, the goal is to refinance a previously issued loan through the PROFITUS platform, securing financing for an additional 12-month term during which the property will remain rented. This project is not considered a standard refinancing case – it is a rental income-based model, ensuring consistent cash flow and smooth investor repayments.
Loan Information:
The loan will be repaid from apartment sales in another project owned by the developer, and the interest to investors will be paid from the rental income of the pledged lofts and other operating revenues of the company.
The maximum planned funding amount for the project is 111,600 EUR. The project is funded based on the current appraised value of the pledged property, up to the defined maximum loan-to-value ratio (LTV). Upon reaching the maximum LTV, a new appraisal must be conducted, and further funding stages will only be launched if the maximum LTV is not exceeded.
The target amount is planned to be raised within 7 days, with an option to extend up to 30 days if the funds are not collected in time.
