About the Project:
The project owner – UAB "14 Trimitų", part of the CITUS group of companies – is developing a new residential and commercial real estate project “CITUS Miesto akordai” at Trimitų st. 14, Vilnius. The project is located in a strategically attractive area of the Šnipiškės district, close to the city center. Šnipiškės is characterized by high real estate liquidity, modern construction, and well-developed infrastructure, ensuring constant demand for both sales and rentals.

The project has a valid construction permit. A modern 6-story residential building will be constructed, consisting of 51 apartments, 7 commercial premises, 29 above-ground and 30 underground parking spaces (some with EV charging stations or pre-installed infrastructure). In addition, there will be 12 bicycle storage units and 10 storage rooms. The commercial premises on the ground floors will provide additional convenience for residents – shops, cafes, and services.

The project will feature a convenient and functional layout: from compact 25 m² studio-type apartments to spacious 110 m² five-room apartments over two floors. Exclusive apartments on the top floor will have 5.6 m high ceilings with mezzanines, offering views of the rapidly changing Žalgirio Street.

"Citus Construction" specialists plan to complete the works by Q1 2027. The planned total sales revenue of the project is  8.92 million EUR, of which 6.99 million EUR will come from apartment sales. Apartment prices will start at 3 900 EUR/m², with an average price of about 4 580 EUR/m². The project is already presented on real estate portals.

This financing stage: the funds raised will be used to refinance the existing loan. In later stages, funds will be used for project development and construction works.

Loan Information:
The loan will be repaid from property sales revenue, while interest to investors will be paid from advance payments and the company’s working capital.

The maximum planned project financing amount is 4 500 000 EUR (630 000 EUR already raised). The project is financed based on the current valuation of the pledged property until it reaches the set maximum loan-to-value (LTV) ratio. Please note that once the maximum LTV is reached, the project will be financed according to the loan-to-cost (LTC) ratio. The LTC ratio indicates the ratio between the loan and the total project cost. Project financing will be provided based on the submitted construction work acceptance certificates, directly to the general contractor’s account, without exceeding the maximum LTC and the maximum loan amount. No new property valuation will be carried out between financing stages; the decision to finance will be made based on the approved Construction Supervisor’s acceptance certificate and proof of the Client’s paid equity contribution.

The planned amount is expected to be raised within 7 days, with the possibility of extension up to 30 days if not fully collected.
