  • Experienced project owner: UAB „Tarptautinės investicijos” and its shareholder have more than 20 years of experience in the real estate sector. Currently, they manage a rental portfolio exceeding 1 500 m², with a total value of 5 million EUR.
  • Additional collateral: The full loan amount is guaranteed by the company’s shareholder and CEO, as well as a private individual.

Interest rates based on investment amount:
– From 100 EUR to 349 EUR – 8.00%
– From 350 EUR to 749 EUR – 8.25%
– From 750 EUR to 2 499 EUR – 8.50%
– From 2 500 EUR to 7 499 EUR – 8.75%
– From 7 500 EUR – 9.00%

About the project:
UAB „Tarptautinės investicijos“ seeks to refinance a loan secured by 42,35 m² apartments with a parking space located at Sodų g. 6A, Vilnius. The pledged asset is located in the central part of the city, near Vilnius Old Town – one of the most liquid locations with strong rental demand. This area is characterized by well-developed infrastructure, convenient access, and proximity to key business, tourism, and cultural destinations. As a result, the property remains attractive for both local residents and short-term or long-term accommodation markets.

Additional value is created by the parking space, which is a limited and in-demand feature in the Old Town surroundings, increasing the asset’s liquidity and competitiveness. The apartments are fully furnished and adapted for rental. Currently, the premises are not rented, however, they are planned to be rented on a short-term basis.

The funds currently being raised will be used to refinance the existing PROFITUS loan, providing the project owner with additional time to refinance the loan with another credit institution.

Loan information:
The loan will be repaid from the sale of the asset or through refinancing. Interest will be paid from the company’s operating income.

Maximum planned project financing amount: EUR 222,400. Please note that in later stages the project may be financed by securing the loan with a secondary mortgage. The project is financed based on the current valuation of the pledged asset until the established maximum loan-to-value (LTV) ratio is reached. Once the maximum LTV is reached, a new property valuation must be carried out, and further stages of project financing will be announced and funds raised only if the established maximum LTV is not exceeded.

The target amount is planned to be raised within 7 days, with the possibility to extend up to 30 days if funds are not fully collected.
