About the Project:
The project owner is developing a single-family housing project in Vilnius city and Vilnius district, where 6 detached residential houses will be built, each on a separate land plot. The total planned area is 716.88 m². All houses are designed with full interior finishing and furniture, therefore the properties will be sold fully equipped and ready for immediate living. Construction works have already started using the developer’s own funds, and the current construction completion level of the properties is approximately 9–21%, meaning that some project units are already in an advanced stage of development.

Five land plots used in the project are currently owned by private individuals, with whom building right (superficies) agreements have been concluded. Under these agreements, the project developer has been granted the right to use the land free of charge until 24 January 2029, and by the end of this term the developer is committed to acquiring these land plots.

The properties are being developed in attractive residential development locations – Pilaitė (Glapo St.) and Pagiriai (Kalno St. and Pienių St.). These areas are characterized by active development of individual houses and are attractive for buyers looking for a private house close to Vilnius.

The Pilaitė location stands out due to its well-developed infrastructure – shopping centers, schools and other services are located nearby, while the distance to Vilnius city center is about 12–13 km. Due to the urbanized environment and convenient accessibility, the property liquidity is above average.

The Pagiriai location is a rapidly developing individual housing area located approximately 15–16 km from Vilnius city center. This location is attractive for buyers seeking a quieter environment, more nature, and the opportunity to purchase a private home near the capital at a competitive price.

Construction and full interior installation works are planned to be completed in November–December 2026, and the total expected project sales revenue amounts to approximately EUR 1,456,566.

The raised funds will be used to continue the project development works.

Loan Information:
The loan will be repaid through refinancing, and the interest will be paid from the company’s working capital, or shareholders’ capital.

The maximum planned project financing amount is EUR 900,000 (Already raised: 59,580 EUR). The project is financed according to the existing collateral valuation until the maximum loan-to-value (LTV) ratio is reached. Once the maximum LTV is reached, a new property valuation must be carried out, and further project financing stages will only be announced and collected if the maximum LTV is not exceeded.

The target amount is planned to be raised within 7 days, with the possibility to extend the fundraising period up to 30 days if the funds are not collected.
