About the project:
The project owner has acquired 8 land plots in the Trakai district, with a total area of 2.34 ha. A residential neighborhood “Seimenų šilas” is planned on these plots, aimed at creating a quiet, nature-surrounded, family-friendly living environment.

The neighborhood will include 7 semi-detached houses and one commercial building. Each semi-detached house will have a total area of approximately 200.12 m². The semi-detached houses are planned to be sold to end buyers at partial completion. The developer estimates total project sales revenue of approximately 2 458 099 EUR (~1 734 EUR/m² excluding VAT).

In the first stage, financing was secured for the purchase of the plots. The construction permit (SLD) is expected to be obtained in the coming weeks. Preliminary site preparation works have already begun, allowing the project to move into the active development phase soon.

At this stage, additional financing is sought for construction works. Additional collateral is provided – a residential property owned by the project owner, with an actual completion rate of approximately 86%.

The project owner has prior experience developing residential projects in this location – 9 houses previously built in the same area were successfully sold.

Loan information:
The loan will be repaid from real estate sales revenue. Interest for investors will be paid from advance payments and other sales of company-developed properties or shareholder capital.

Maximum planned project financing amount: 1 200 000 EUR (already raised 139 834 EUR secured by primary mortgage and 34 958 EUR secured by secondary mortgage). The project is financed based on the current value of the pledged property until the maximum loan-to-value (LTV) ratio is reached.

The targeted amount is planned to be raised within 7 days, with the possibility of extending up to 30 days if the full amount is not collected.
