About the Project:
In cooperation with PROFITUS, the project owner has acquired a commercial-use building in a strategically attractive part of Vilnius Naujamiestis and has already started construction and renovation works. The building's roof is currently being renovated, and interior repairs are underway to adapt the premises for administrative use. The building is expected to be leased or a lease agreement signed starting from August 2025. The project owner plans to lease the entire building at a rate of EUR 21/m², including staircases and other common-use areas.

Since the previous stage, works performed include removal of old plastered surfaces, façade washing, repair of masonry walls, installation of lintels, renovation of structures, and waste management. Additionally, monolithic slabs have been installed, anchors and Peikko components mounted, and additional reinforcement completed. Brick masonry, metal beam installation, floor demolition, excavation of the elevator shaft, and chimney reinforcement works have also been carried out. Funds raised at this stage will be allocated to continue construction works.

Loan Information:
The loan will be repaid by refinancing through another credit institution, and the interest will be paid from the shareholder’s personal funds

The maximum financed amount, together with a planned syndicate partner NuCapital, is EUR 8,000,000 (already funded 1 305 900 EUR). Please note that the stage will be financed on the basis of the LTC indicator. The LTC indicator (Loan-to-cost) refers to the ratio between the loan and the total project cost. The project will be financed on the basis of the submitted acceptance of the construction works, to the account of the general contractor, up to a maximum LTC and the maximum loan amount. No additional reassessment of the property will be carried out between the financing phases and the financing decision will be based on the certified acceptance of the works by the Construction Superintendent and the Client's evidence of payment of the equity share.


The targeted amount is planned to be raised within 7 days, with the possibility of an extension up to 30 days if the funds are not collected.
