About the Project:
In 2021, the project owner acquired a building intended for industrial use, which was carefully reconstructed into 56 modern lofts with areas ranging from 30 to 38 m². Currently, 30 lofts have already been successfully sold, while the remaining 26 lofts generate stable and consistent income from long-term rental. During reconstruction, the highest quality and design standards were taken into account, making these lofts attractive both for residents and investors, ensuring a solid and profitable investment.
In this project, 5 property units generating stable rental income are pledged, producing about 25,5 thousand EUR of net income per year. The pledged properties are fully equipped, with 100% completion.
At this stage, the funds raised will be used to refinance the existing PROFITUS loan, as planned according to the financing plan.
Loan information:
This loan will be repaid from proceeds of the sale of existing property or through refinancing, while interest to investors will be paid from stable rental income generated from loft rentals as well as other rented property, and from income generated by the company’s operations.
Maximum Project financing amount: 327 780 EUR. The project is financed according to the current valuation of the pledged property until the established maximum loan-to-value ratio (LTV) is reached. Once the maximum LTV is reached, a new property valuation must be carried out and further stages of Project financing will be announced and collected only if the established maximum LTV is not exceeded.
We plan to raise the target amount within 7 days with the possibility to extend up to 30 days if the funds are not collected.
