About the Project:
In 2023, the project owner acquired a land plot with a residential apartment building located on Laurų Street, Vilnius. The building was divided into five apartments, each assigned a corresponding portion of the land according to the use agreement. Some apartments are completed with full finishing, others with partial finishing. Two of the five apartments have already been sold, and the remaining three are currently being marketed.

The project owner plans to sign preliminary sale–purchase agreements with buyers once identified, while notarial contracts will be concluded no earlier than May 11, 2026, when the property will no longer be subject to VAT. The total expected sales revenue from the remaining apartments is 1 435 000 EUR (excluding VAT).

At this stage, the funds raised will be used for refinancing the existing PROFITUS loan and working capital.

The project is being developed in the exclusive and prestigious Laurai residential area, located in Antakalnis district, Vilnius, near the Neris River. This is one of the most valuable residential areas in the city, characterized by a peaceful environment, developed infrastructure, and convenient access to all parts of Vilnius.

Loan information:
The loan will be repaid from the property sales proceeds. Interest payments to investors will be covered from own funds.

The maximum planned project financing amount is 1 700 000 EUR. The project is financed according to the current collateral valuation until the set maximum loan-to-value (LTV) ratio is reached. Once the maximum LTV is achieved, a new property valuation will be conducted, and further project financing stages will be launched only if the maximum LTV is not exceeded.

The fundraising period is planned to last 7 days, with a possibility to extend up to 30 days if the target amount is not reached.
