About the Project:
The project owner acquired a 3.8700 ha agricultural land plot in Vilnius, Kalnėnai district, next to the asphalted Ukrainiečių Street, on 24 October 2025. The plot lies within the administrative boundaries of Vilnius and is located in a developing part of the city where active residential development has been observed in recent years.

Currently, the land plot has agricultural designation; however, land-use change procedures to residential use have already been initiated. The developer plans to develop a multi-apartment residential building on this plot – approximately 7 542.72 m² of total area with 109 apartments. It is planned to obtain a building permit and commence construction works in January 2028.

The project is planned to be developed by a company belonging to the CITUS group – one of the largest real estate development and investment groups in Lithuania with more than 10 years of experience. The CITUS group specializes in residential and mixed-use developments and has implemented projects in Vilnius, Kaunas, and other cities. The total developed area of the group amounts to approximately 143 105 m², demonstrating significant experience and capacity to deliver large-scale projects.

The surrounding area is currently dominated by undeveloped land plots; however, the territory is rapidly urbanizing, with new residential buildings being constructed and a residential quarter forming. The Nemėža stream flows along the eastern side of the plot. Due to its location within city boundaries, good accessibility, and planned residential use, the area is considered promising for apartment development in Vilnius.

The construction project is planned to be financed through the PROFITUS platform, and at this stage the funds raised will be allocated to the company’s working capital.

Loan information:
The loan will be repaid through refinancing, and interest to investors will be paid from the company’s working capital or income of a related company.

Maximum planned Project financing amount: 1 500 000 EUR. The Project is financed based on the existing valuation of the pledged property until the maximum loan-to-value (LTV) ratio is reached. Upon reaching the maximum LTV, a new property valuation must be performed, and further Project financing stages will be announced and collected only if the established maximum LTV is not exceeded. Please note that interest will begin to accrue no earlier than January 12, 2026.

The target amount is planned to be raised within 7 days, with the possibility to extend up to 30 days if the funds are not collected.
