About the Project:
UAB „Tarptautinės investicijos“ seeks to refinance its existing obligation on the PROFITUS platform. The company rents out two residential houses at Nendrių g. 5 and 5H, Svencelė village, Priekulė eldership, Klaipėda district. Both properties are fully finished, adapted for holiday / tourist short-term rentals and are currently actively rented out.

The project generates stable cash flow from short-term rentals – the company’s net monthly revenue is about 3 000 EUR (on average 1 500 EUR from each house). Considering the location and seasonality, short-term rental prices in the market vary around 74–145 EUR per night, ensuring continued demand and stable income. The refinancing need arose due to the planned continuation of rental activity and additional working capital requirements.

The collateral properties are located in the western part of Svencelė village, in a rapidly developing new-build recreational and residential district approximately 500 m from the Curonian Lagoon. This coastal recreational location has constant short-term rental demand and convenient accessibility (asphalted roads, public transportation), making the properties attractive and liquid in the market.

Loan information:
The loan will be repaid by refinancing with another credit institution. Interest for investors will be paid from rental income or the company’s operational income.

The maximum planned project financing amount is 247 785 EUR. The amount may be raised in stages. Please note that in later stages the project may be financed using a second-rank mortgage. The project is financed based on the current collateral valuation until the maximum LTV is reached. Once the LTV limit is reached, a new valuation must be performed before further stages can be financed.

Funds are planned to be raised within 7 days, with an option to extend up to 30 days if the target is not reached.
