About the Project:
The project owner is developing a single-family residential house in Vilnius, in the Mažieji Gulbinai district, at Vaišelgos St. 10. The designed area of the house is 124.96 m². According to data from the Real Estate Register, the building completion level is currently 26%, while the actual construction progress is approximately 15%.
At present, the foundations have been completed, the walls have been built, windows have been ordered, and roof installation works are being prepared. Construction completion is planned by the end of Q4 2026.
The developer plans to sell the house fully finished, including interior finishing and furniture. The planned final sale price is not less than EUR 299,904, or approximately not less than EUR 2,400 per m² (excluding VAT). The project is located in a rapidly expanding part of Vilnius – the Mažieji Gulbinai district – where new residential neighborhoods are actively developing. The area offers a quieter living environment, proximity to forests and lakes, and convenient connections to the city center via major transport routes. For these reasons, the area is becoming increasingly attractive for buyers seeking a private home within the city of Vilnius.
At this stage, the funds raised will be used to continue construction works.
Loan information:
The loan will be repaid from the sale proceeds of the pledged real estate, while interest will be paid from the company’s working capital.
Maximum planned project financing amount: EUR 200,000. The project is financed based on the current valuation of the pledged property until the maximum loan-to-value (LTV) ratio is reached. Once the maximum LTV is reached, a new property valuation must be performed, and further financing stages will only be announced and collected if the maximum LTV threshold is not exceeded.
The target funding amount is expected to be raised within 7 days, with the possibility to extend the fundraising period up to 30 days if the amount is not collected.
