About the Project:
The project owner plans to construct a 132 m² single-family house on a 0.0780 ha plot located at Taurakiemio g. 2A, Kaunas. Documentation is currently being prepared to obtain a building permit, which will also include demolition of the old buildings on the plot. The property will be completed to full finish, landscaping will be arranged, and the house will be sold. The planned sale price is approximately 550,000 EUR excluding VAT (approx. 4,167 EUR/m²).
The project is located in a strategically attractive area of Kaunas – close to the Nemunas River and Panemunė Forest Park, and not far from the city center. It is a rapidly developing district dominated by new, high-end residential housing.
At this stage, the funds being raised will be allocated for construction progress.
Loan Information:
The loan will be repaid from the proceeds of the house sale, while interest to investors will be paid from the company’s other revenues.
Maximum planned project funding amount: 324,500 EUR. The project is being funded based on the current appraised value of the collateral until the maximum loan-to-value (LTV) ratio is reached. Once the maximum LTV is reached, a new valuation will be required, and further funding stages will only be launched if the maximum LTV is not exceeded.
The planned fundraising period is 7 days, with a possible extension up to 30 days if the target amount is not collected.
