We present a new phased financing project - "Gruodo namai II". The raised funds will be used for real estate development. The amount to be raised at this stage is EUR 60 000.
About the project owner:
The project owner has experience in real estate. He has implemented a seven-bedroom apartment project in Kaunas, at the address Riesutu str. 8, 5 cottages - a total of 10 apartments and 1 house, at Plytupio st. 5, part of a block of 18 apartments, at Lauru str. Currently developing another part of the 16-apartment Laurai quarter.
The aim of the project:
The owner of the project is developing the construction of two semi-detached houses on the purchased plot of land, with a total area of 380 square meters under construction. There will be 4 apartments in total. Two apartments are 78 square meters each, the remaining two are 112 square meters. Once the semi-detached houses are built, they will be sold. Currently, 3/4 of the apartments are reserved. The planned income from the sale of one apartment in a semi-detached house is from EUR 101 000 to EUR 177 400. The sales revenue of the entire project will reach EUR 649 600.
To secure the interests of investors, real estate is pledged with a primary mortgage:
To secure the interests of investors, two fully furnished apartments with a total area of 93.47, and the parts of the land plot belonging to them are pledged at K. Cerbuleno St., Kaunas. According to an independent real estate appraiser, the value of the property pledged to investors is EUR 217 000.
Maximum planned amount of funding for the project: EUR 150 000. The project is funded based on the current mortgage valuation until it reaches the maximum LTV set. When maximum LTV is reached, a new valuation of the property will be required and further project funding stages will be announced and collected only if the maximum LTV set is not exceeded.
Interest by investment amount:
- From 100 EUR to 499 EUR – 9%
- From 500 EUR to 2 499 EUR – 9.5%
- From 2 500 EUR – 10%

We plan to collect the accumulated amount within 7 days with the possibility to extend it to 21 days without raising funds.
