We present the new stage of the phased financing project – „Europos pr. 122A loftai II". The owner of the project will use the funds to develop the Glampingo rental project. The amount to be raised at this stage is EUR 58 057.
About the project owner:
The project owner has experience in real estate. The developer of the project has received funding on the Profitus platform and has completed a real estate project „Europos pr. loftai". The project has been successfully completed and the investors have been settled on time. 3 of 5 lofts are currently rented out, generating a rental income stream of EUR 1 180 with VAT per month. The remaining 2 lofts are waiting for tenants. All 5 lofts have a expected rental income stream of EUR 2 080 with VAT per month.
About the project:
The owner of the project has purchased a plot of land in Kriemala village near the Nemunas river in Kaunas district, on which he plans to build 25 square metres 3 holiday houses, a sauna house and a swimming pool. The projected rental income for the holiday houses is EUR 2 500 per month. The average rental price of a holiday house would be EUR 833 per month with VAT. This loan will be repaid from the proceeds of the sale of the mortgaged property and the interest will be paid from rental income.
The maximum financed amount: EUR 182 000 (EUR 123 943 already raised). The project is financed according to the current valuation of the mortgaged property until it reaches the set maximum LTV of 85%. Once the maximum LTV is reached, a new valuation of the property will have to be carried out, and the further stages of financing the project will be announced and collected only if the set maximum LTV is not exceeded. The loan-to-value ratio (LTV) without VAT at this stage is 85%.
